Subject: Settlers Park - Letter to Residents
Good day.
This email serves two purposes; one, to update residents, and two; to serve as a reminder.
First, the community has been slowly bouncing back from Hurricane Beryl and continues to do so. The community is not quite there as yet. This community and all others are competing for the same assets and resources. CMC and the HOA recognize this, and both are working with vendors to get things back on track. The AC in the clubhouse went out sometime after the annual meeting and it was during the hottest days of the month. The AC was scheduled to be repaired before the August meeting, but the AC company pushed the appointment back to the day after the meeting? Therefore, due to no AC, the August meeting was cancelled. The board meeting for September 19, is on track to take place as long as things remain normal.
We all would like to see things repaired in the shortest possible time as long as the process is followed to remain.

Repairs to the SPHOA-managed fences have been contracted. The work began and is scheduled to be completed this week.
The tennis court mesh is being addressed and will be repaired when all the quotes are in, and a contractor is selected. So far there is one quote and the board is waiting for at least 2 others.
The AC in the clubhouse was repaired and is working properly.
The US flags flown at each monument and in front of the clubhouse were replaced.
The HOA sections of the fallen trees along Settlers Way BLVD were removed by the HOA and then the debris was picked up by the City of Sugar Land.
Most of Hurricane Beryl's debris was picked up by the City of Sugar Land contracted services. This service is no longer available; however, Solid Waste Management service is back on track to collect green waste. If you have unusually large piles of yard waste, please contact Solid Waste Management to make arrangement for pickup. The Brick Wall project is still on track. In October CMC will submit the packet to the City of Sugar Land to request monetary assistance through the FUN grant program. Work will be focused Settlers Way BLVD between Austin Park Way and Greenfield Drive. Based on the current projections and if we are approved for the grant work could begin as early as or later than January 2025. The pool season has ended. The pool needs some work. The board is in discussion to determine the best way moving forward.
The Board has done an electrical walk-through of the HOA property including the clubhouse, pool area, and monument sites, which was completed on August 25th. The board is currently waiting on the report from the electrician and will be covered at the next HOA meeting.
Reminders:
We the new Board of Directors with three brand new members are all committed to improving our community and ensuring our homes are maintained. The board of Directors are working diligently with Creative Management Company to ensure we are all held accountable. This community did not get to the state it is in overnight and with a new board it will take time to address a community that has had its fair share of issues. It will take all of us as a community to unite and make the change we hope to see. We all agreed to live and thrive in this community but on more than one occasion it takes a violation letter to point out to some of us our shortcomings and lack of concern about how our neighborhood looks. So, here are some reminders that can help us get back on track. Please DO NOT wait until you receive a violation to address simple things within your control.
Trash bins - Do not leave them in your driveway or by the curb, for extended periods(non-trash days).
Driveways - Power wash when needed, such as when the black decolorization begins to build up.
House siding - Power wash when needed, green algae should not be allowed to grow on your home.
Lawn maintenance - Keep your lawns neatly manicured. Do not blow leaves or trimmings in the street or into your neighbor’s yard. Place leaves and trimmings in bags (clear bags) for collection by Solid Waste Management on Tuesdays. Be considerate of your neighbors.
Inoperable vehicles - Inoperable vehicles cannot be stored in your driveway or on the street in front of your home. It violates SPHOA bylaws as well as City of Sugar Land ordinances. Please see “Junked Vehicles” at the link below to learn more: https://www.sugarlandtx.go/1420/Violations
Trailers/Boats/Mobile Homes on Wheels – Store these items properly. Driveways are not storage areas for these items.
Lastly, curb appeal is catching. A freshly cut grass, well-groomed bushes and trees, and vibrant flowers conveys that our community has an inviting feeling and warm atmosphere. These are simple things will impress prospective homeowners if they see that our community is beautiful and well-maintained. Most importantly residents will also enjoy living in the community. Let’s commit together to work together for the good of our community, SPHOA.
