Dear Residents,
We are pleased to share several important updates regarding our community amenities and ongoing projects.
Pool Access Update
Your HOA Board—Claudia, Mike, Nancy, and Tim—has been diligently working to secure pool access at First Colony on Austin Parkway. Details regarding homeowner access will be provided in a forthcoming email. There is a webpage sign up and access pin granted with approval. There are various rules contained in that email. Renters are required to attend the upcoming Open House or HOA meeting with a valid lease agreement and/or a current utility bill for verification. The deadline to sign up is July 1, 2025.
Regrettably, despite multiple repair attempts, we experienced separate pump failures, necessitating the closure of our pool. We understand this is disappointing, and we appreciate your understanding as we work towards a solution.
Upcoming Open House
We cordially invite you to an Open House on Saturday, June 21st, from 9:00 AM to 11:30 AM. This event will provide an opportunity to discuss upcoming construction plans and the reasons behind the pool closure. It will also be a chance to meet your Board members and address any questions or concerns. While the Board is responsible for final decisions, your input is always valued and appreciated.
HOA Project Updates
Pool Remodel: We have initiated the bidding process for the pool remodeling project. Upon receiving contractor bids, the Board will review and vote on the next steps. Our goal is to commence the remodel on July 1, 2025.
Brick Wall Construction: Following delays due to utility clearance, construction is now ready to begin. All necessary permits have been obtained, and the Board has successfully secured a city grant, resulting in significant savings for the HOA.
Landscaping Enhancements: Significant upgrades have been made across the community. The irrigation system is now fully operational, summer plantings are complete, and plans are in place to replace drought-damaged plants and shrubs.
Sidewalk Replacement: The Board has coordinated with the city regarding sidewalk replacements on Settlers Way Blvd. The city will undertake this project, and we appreciate your cooperation during this period.
Tree Trimming: We are scheduling tree trimming for HOA-maintained trees in November, in collaboration with a certified arborist. Additionally, we are working to arrange discounted services for homeowners interested in tree trimming during this time.
Tennis Court Maintenance: Plans are underway to replace benches, repair fencing, and secure windscreens at the tennis courts to enhance the facility for all users.
Thank you for your continued support and understanding. As fellow residents—parents, grandparents, and families—we are committed to the well-being and enhancement of our community.
Warm regards,
Your HOA Board
Sincerely,
CREATIVE MANAGEMENT CO. on behalf of SETTLER’S PARK HOMEOWNERS ASSOC.
